Sprawl is an issue that has become increasingly problematic in past years, particularly in the United states. Commute times and traffic rates are getting higher and higher for those who choose a suburban lifestyle. In order to reduce this constant traffic and emissions, cities need to increase their density by filling gaps that already exist, and building up instead of out. Transit Oriented Development is one way to tackle both the issue of sprawl and traffic by locating a mixed use development next to existing transit in order to encourage city dwellers to commute more efficiently.
In Denver, Colorado, transit is seldom used due in part to the lack of development around prime transit locations. My site would, in 2 phases take a parking lot, bus stop, and empty lot, and turn them into a transit hub with programs such as restaurants, retail, gallery space, offices, apartments, hotel and convention center. This diverse program would draw in many different people and allow users to find what they need in close proximity. Including greenery in the project makes for a more pleasant city dwelling experience, encouraging people to stay within the city instead of sprawling out for the nature and open space they desire. Overall this project is meant to serve as a means of connection from East of the site to West, as well as from Southern Denver to the Northern portion of the city.
